Negative experience: if i could give this place 0 stars i would!!. run!! they have bed bugs and roaches in their buildings!! maintenance never responds. management is terrible
Negative experience: If I could leave 0 stars I would. Came in to view one of the townhouses with my wife and we both left with bite marks. Upon further investigation come to find out they were bedbugs marks . We were not warned about the possibility of bedbugs or we wouldn’t be visiting the unit. I hope they get pest management as soon as possible. Now we possibly could be facing the bugs leaving with us. I don’t know If bedbugs migrate but if they do we might have a serious problem.

Negative experience: I’m extremely disappointed with the property management at this location. Our car was stolen, and we quickly realized there’s absolutely no security despite their claims of having 24/7 security. Townhouses have no CCTV cameras in the parking lots or near the buildings, leaving tenants completely vulnerable. For a rent of at least $2,600/month (with rent increase next year it would be $2,700), I would expect basic safety measures, but clearly, that’s not a priority here. What’s worse is how poorly this situation was handled. Security assured us they would write a report and follow up, but it’s been since Wednesday, and we’ve heard nothing. This lack of communication and action is unacceptable.

Negative experience: I wish I could give this apartment zero stars. My main priority in choosing an apartment was having access to an electrical outlet in the parking lot for my electric car. When I was considering 90 Woodridge Crescent, Ottawa. Mr. Tanner, the leasing agent at the time, assured me that the outlets would be turned on in early fall. They briefly turned the outlets on for a weekend when the heat was activated, but since then, they’ve been off and haven’t worked at all. I contacted the Accora Village leasing office, and they initially told me the outlets would be available by November 1st. However, as of November 4th, they’re still off. When I followed up, they changed their story, saying the outlets are too old and unsafe to use, with no clear timeline for repairs and won’t be available for charging. This was a major selling point for me, and I feel deceived by the false promises. I’m paying $90 monthly for parking that doesn’t meet my needs. This experience has left me extremely disappointed and feeling misled.

Positive experience: I like the experience of living at Accora village. It's very clean, safe and the units are big. The app made life easier either for the payment or maintenance requests that get fixed overnight. The location is close to the highway exit, bayshore mall, Andrew park, Britannia Beach, shoppers and many other restaurants and shops. I highly recommend it!

Negative experience: My experience with Accora Village has been extremely frustrating. The management is incredibly unresponsive and unprofessional, especially towards students. Maintenance requests are either ignored or take forever to be addressed. When they do respond, their communication is vague and unclear, making it difficult to get anything resolved. It's disappointing to see such poor treatment and lack of accountability from a residential company. I would not recommend Accora Village to anyone, especially students.

Positive experience: Nice place and peaceful community to live with your family. Very reliable and excellent maintenance. Clean place to live with your little ones, no pests, no bugs. If not for the rent price that went high this year and the recurrent mold issue in the bathroom( though they do take care of it) I would have gave a 5 stars

Negative experience: Good place but worst recreation policy. We are a group of over 30 people who have a membership just for badminton and used to love living here because of this one of the main reasons. But over the past few months our badminton slots have been going through a major change and recently our weekday slots were also moved from the usual prime time (6/7pm to 9/10pm) to morning time 6am to 9am. We all are working class people, and have to prepare for offices in the morning so we can't go to the gym in morning time. So it's like we are paying a membership fee for nothing. We are really wondering how much revenue Accora will generate by renting out the residents gym slots? Maybe 2-3 thousands dollars per month. Is this really a good deal making upset its own residents just for 2-3 thousands dollars? We really don't think so. Rent are already peak high and so recreation cost also.

Fantastic experience: I like living in Accoura Village. It is clean and safe. Home Gardens are good choice for living. Accoura's staff are friendly with all people. The recreation centre is good for residents to get activities like swimming and Gym. I would definitely recommend my friends and siblings to come and live here.

Negative experience: Sound proofing is the major issue. I have never had problems with the staff, I think they do a great job. However, if you're unlucky to live beneath some loud neighbors that seem to sleep during the day and do their stuff at night, your sleep is going to be ruined. You can try to call security or report your loud neighbors to Accora but those douches above you won't stop doing what they're doing, maybe for a short period of time only. In a nutshell, stay away from this place unless you like to gamble.

Negative experience: I lived at Accora village for almost 4 years and this why I believe you should consider avoiding the Opal building based off of my experience. The pros: -You live next to Bayshore mall -Staff are very friendly and assuring -Parks, schools and walking/bike paths are close by -Lots of activities for children. The cons: -No air-conditioning built in and the massive windows let lots of heat into the apartment. -Constant plumbing issues and repairs going on in the building, or in the apartment. - The laundromat has constant broken machines, and there's not enough machines -The underground parking lot is very small and is disgusting. Dead mice, rotting garbage smell and very humid. -ants and cockroachs are a issue -the hospital and fire station being nearby makes for a loud environment outside and inside -traffic from the mall can be loud as well -people and neighbors tent to be loud and not care -the outdoor parking lot could really use some fixing -What you get for the price you pay is absolutely terrible. You can find better, newer, bigger apartments in stittsville then here. There are other issues not mentioned but it is something to think about before living at Accora village.

Fantastic experience: My children are having a swimming course at accora. The staff are so nice, the instructor is professional and deals with kids very good, the pool and changing rooms are always clean. I recommend accora recreation center.

She has a natural talent for working with children, making each lesson fun and engaging while ensuring that the students are learning essential skills. Negative experience: Where to begin! This company is a disgrace to client services! I just moved into a "newly- renovated" townhouse, paying $2700 a month. Since I moved in there have been many issues. First off, when I went to the rental office multiple times and called, they had informed me that the unit was not available for viewing, and showed me another unit. I was told that the home would be newly renovated, but it's not. In fact, I lived in Accora Village, before, and nothing has changed in over ten years, other than the new appliances. I raised a bunch of issues to maintenance when they did an inspection right after I moved in and nothing was done to address the issues raised. I was told that there were new cupboards, but they simply painted over the old cupboards in the kitchen and bathrooms. The kitchen counter is warped and damaged from water damage. I was told the basement foundation was fixed and it was not! There is water damage from flooding and water condensation. The basement is in horrible shape! There is no mop sink! The kitchen and bathroom floors are not ceramic, they are cheap plastic tiling. The hardwood floors have not been redone, in fact they are the ones from the 90s. The living room and dining room floors are covered in paints splatters and the contractors scraped off sections of the floor so the floors are all damaged. I was told this would be fixed and 7 months later, nothing has been done. The windows are wooden framing from the eighties and the main level, so the insulation is horrible! The windows are also very outdated and do not retain heat. Freezing in the winter. On top of that, the contractors painted the windows shut, I couldn't even open the window. They finally fixed this 7 months later. My other Window was broken when I moved in and they finally fixed it. What's worse. The heating and cooling is not functional! They override the system. So in the winter it was 66 degrees, when I had the thermostat set at 70. The temperature would rise to 74 in winter, even though the thermostat was set at 68! I would have to open the door as our windows wouldn't even open! Even though I have air conditioning and the temperature is set at 68, it's currently 78 degrees inside my house. We are expecting a heat wave, and I don't know how I'll be able to work from home. The house was not properly cleaned when we moved in. There are many more issues that I could raise, including their staff and contractors parking in my parking spot all the time. Frustrating when working from home and have nowhere to park. The garbage and recycling bins are always overflowing and there's garbage all over the parking lot. Nowhere to put your recycling. I also now have an aunt infestation in the basement and main level! The contractor told me not to put "cat food" on the floor! ??? Save your money and go somewhere else!

Negative experience: I lived in Cobalt at Accora Village for 7 years, starting in 2017. I was drawn to Cobalt because of its recent renovations, which I found out to be a part of a $40 million investment by Ferguslea in 2011. During my tour, I saw a unit that featured new lighting and appliances, energy-saving balcony doors and windows, ceramic tile flooring, modernized kitchens and bathrooms, and an innovative tri-sorter waste system. The renovated lobby was a standout improvement, impressing both my guests and delivery drivers with its transformation from the era of Minto's management. Accora was effective in marketing, they spent a lot of time creating their ads and commercials having them be displayed across movie theatres, billboards, and bus stops citywide, and it influenced my decision to move there in 2017. However, despite all the renovations and investments, the building being built in the mid-1960s, naturally will always face age-related challenges. The renovation attempts, including the big projects like the introduction of a geothermal exchange system by a renowned expert, were all impressive to hear. Yet, throughout my seven-year residency showed me that all these renovations cannot completely overcome the limitations of an older structure. In 2018, less than two years after moving in, I started noticing water stains in the bathroom that would never go away and could never be fixed. Other issues, like water damage in the kitchen in 2021, appeared. Although Accora eventually addressed these problems, needing me to take a week-long vacancy from my suite for pipe replacement, it seemed that the millions of dollars invested investments were only temporary fixes for a building prone to issues. My unit's rent started at $1,270 in April 2017, and upon leaving, the cost for the same unit had risen to approximately $2,027 a 60% increase over seven years, a hike that doesn’t seem justifiable considering the diminishing services. One such diminished service was the stop of annual inspections. My last inspection was in 2019 this stop of inspections was likely due to the pandemic, but they were never resumed. While maintenance requests were promptly attended to, the absence of annual inspections, which were crucial for easier communication of issues by residents, was noticeable. The shift from annual inspections to an annual resident experience review did not enhance services. When I emailed my concerns and issues I never got a email back and it was not until I emailed them again that they apologized for the lack of communication. Another problem was the lack of resident accountability for cleanliness. Despite encountering friendly individuals, issues like hundreds of cigarette butts showing after snow melts every year, trash in the stairwells, and signs of disrespect for communal spaces were hard to overlook. The trash room on each floor, though well-designed, suffered from this lack of resident responsibility, often being unpredictably filled with garbage, furniture, or trash. Accora and Ferguslea Property Management were always active in the community area. Engaging in in trying to attract interest in their new projects and units, setting up fun family friendly activities in their community . They have clearly invested substantial time, money, thought, and effort in renovating the apartments. However, as a 7-year resident, I observed that initially promising improvements eventually gave way to the building's inherent issues as an aging 1960s structure. If the rent were more reasonable, the limitations of such an old building might be more acceptable, but the diminished services, lack of cleanliness in common areas are hard to recommend this company to rent from.

Negative experience: Accora's awful experience: expensive rent, poor service, and a lack of transparency Dealing with Accora was an unfortunate experience for me, and I have to say that it was the worst company I have ever dealt with. My whole experience with them was nothing short of a nightmare, from excessive rental pricing to poor customer service. First and foremost, considering the quality of the apartments they offered. Moreover, their agents delivered terrible assistance. Before we had even visited the rental unit, they put pressure on us to begin the application process, which felt really hurried and unprofessional. We were annoyed and wasted time when an agent neglected to bring the key when they eventually showed us the rental unit. When we were informed that it had not been accepted, we requested clarification from the leasing department but were met with a harsh response. The women we spoke with were unhelpful and refused to provide any explanation for their refusal. As a result of Accora's lack of transparency and professionalism, we are embarrassed and confused as to why our application was refused.

Positive experience: In general, I love living in Accora. I feel that I cannot give up this place, especially since we have not moved anywhere since we came to Canada, but I am not satisfied with the repairs. The houses have become old and need a lot of maintenance. The floors, ceilings, and walls also need to be painted. I spend money every year to paint from our account. Addition I made a mistake by painting the garden fence. Unfortunately, Acura did not understand the situation and forced us to pay a huge fine of $2,500. They completely changed the wood. We noticed a big difference between the old and new wood. They had to change it a long time ago because it looked inappropriate, in addition to the fact that it collects insects. Negative experience: I have resided in Accora Village for 7 years and the service is deplorable. My dishwasher, provided by the landlord, has been broken for 5 weeks and I am unable to receive an answer as to why it has not been repaired. After opening the maintenance request a technician come by three business days later an advised a new control board is required. He advised it would take 3-5 business days to receive the part. He then came back the next take to re-take photos of the model number as he deleted the originals. This was the last I heard from Accora until I followed up and all I receive to my query is that they are waiting for the maintenance supervisor to reply. Maintenance has always been sloppy and incompetent (i.e. when I had a heating issue the technician inspected the water heater instead of the furnace) and it appears there are too many "teams" at Accora Village and they don't communicate with each other. I have had many maintenance requests and very few have been completed without an adverse issue. I have given them a deadline to repair or replace the dishwasher. If not completed I will have it repaired and pursue an order from the Landlord and Tenant Board for reimbursement from Ferguslea (Accora Village owner). Accora Village has also raised the rent on new rentals to extremely high levels that no family can afford. As per one employee the only new tenants are international students where 5-6 or more people share one unit. They do not look after the unit but Accora doesn't care, they just want their money. They are now trying for a 5.5% rent increase for 2024 despite no major infrastructure upgrades being completed. They would rather spend thousands on landscaping and flowers than place cameras in the parking lot to deter vandalism to tenant's vehicles is another example of where they come up short. Children running around and playing very loudly without parental supervision if also an issue. They have an independent security firm patrol the area who are useless and always say they are on another call. These are just a few of the issues living here. There are cheaper alternatives and I strongly recommend you stay away from Accora Village to avoid the frustration of residing here. UPDATE: Ten minutes after giving Accora Village a deadline after which I would pursue the repair via the Landlord and Tenant Board they advised a new dishwasher would be installed the next week and this has been completed. I have no idea how they know it works well, per their reply to this post, but it is working fine. Not sure why they spent more than they had too, they could have just replaced the board in the old one for much less money but it appears nobody ordered the part so they replaced the dishwasher. The point to take away from this post is that it took six weeks to replace and had to threaten to get the Landlord and Tenant Board involved to get it resolved.

Negative experience: Completely OVERPRICED! I've been living at 25 Woodridge (2 bedroom renovated unit, now at $2500 rent) for over 2 years now and it's just not worth it! These are just some of the pain points I'd like to add: * A/C and heating are super inconsistent and the airflow is concentrated in the rooms - plus the thermostat is located inside a tiny laundry room, completely isolated. During summer it was normal to get close to 30c inside the unit (even following all their recommendations). It's very uncomfortable! And it's the same during winter. * Never ending disruptions and construction. * When I get in touch to report problems, I feel like I'm bounced around, minimized and, in the end, nothing is solved. You'll feel like you're the problem. This happened many times with us. * In-suite laundry is very small and it can take ages to dry things (resulting in high-cost electric bills). * There's no fibre internet in the building (copper wires only). I have tried 3 different providers. My wife and I both work from home and sometimes the internet offered in the building is not good enough. * Lack of security. I witnessed bike thieves, called security right away and waited for 30 minutes, NO one came. Less than 10 days after that, I noticed a lot of bikes missing and 5 locks cut left behind - the back door of the parking garage was constantly left open for many hours, when no one was moving (sometimes opened overnight). It’s just too expensive for what it is.

Negative experience: Orion Added Noone contacted to resolve the situation, they never want to resolve situation. Now we are suffering from high temperature in our apartment because the AC system is turned off. Save your self from renting here. And they raised the cost of rent. No AC system is provided, you will pay for nothing. Ventilation smells with old oil and onions all the time that comes to apartment, we have air purifier and wallflowers, nothing works. Asking to check, to fix this situation half of the year, they open ticket and after close as resolved. We don't turn on the warming mode, we decided to freeze instead of smell this heated stench. We pay rent instantly and receive this awful conditions. Moreover, during the summer, air condition system didn't work properly, we were suffering from the heat.
Each Spring we have the difficult decision of when to switch from heating to cooling. With weather fluctions and units impacted differently from sun and wind we need to consider the overnight low temperatures. You will be happy to hear we will be switching to A/C at Orion on Tuesday, May 14.
Negative experience: Update-they will take as much money from you as they can. I would never live here again or trust this company. Very overpriced. The apartment costs above average for Ottawa. The have a lot of amenities but some of them don’t work very well. They en suite, laundry especially does not work. At least not if you want dry clothes. We’ve had a few other issues while living here that they’ve managed to fix. Another one of my complaints is that it’s been under constant construction since we moved in. And because of that, they can increase our rent 5% this year despite the construction, making our quality of life worse. It’s really just too expensive for what it is.

Positive experience: Ishh...how can I say this...ok so building os good and very well places with two school, the mall. Very nice. Plus nice activities center and it's pet friendly. But it's overprice, always smell like smoke when it's supposed to be, at least the new contract, smoke free but even some of the new renter smoke (and we don't smoke), really loud neighbors and the security won't do a thing, renovation in our appartment are bad, the AC drip in the bathroom ceiling, leving stain and mushrooms, we can't open ou window more then 4 fingers large, so really nice when they closed the ac too early Other then that yeah it's great.

Fantastic experience: This will be my second year living in The Opal. So far, it has been great. My neighbours are nice. The building is clean and well-maintained despite being built almost a decade before I was even born. I like that we get advanced notice about maintenance work, events, and changes via paper flyers under the door, email AND the online app. The few times I have needed help, the response time was good (same day usually, the next morning if I called late and it was not an emergency). Seemed steep at the time, but now I doubt I could find an apartment in as good a condition, in a neighbourhood this nice, for any cheaper. Glad I decided to move here. The only cons are the slow, small elevators and the narrow basement hallways that prevent us from having a proper garbage room. It bugs me a bit that people stack their garbage in the small bin by the elevator instead of walking 200 feet and throwing it away in the big sheltered garbage bins outside. Despite that, the building staff keeps that inside garbage space amazingly clean. Also, I like the green initiatives the building supports. I also knew ahead of time that a building this old would need more maintenance than a newer building, so a bit of noise and inconvenience every now and then is no big deal to me. Oh and all the staff I have interacted with have been polite, professional and kind. :)

Negative experience: Do not move to 25 Woodridge Crescent. The AC doesn't work on the hottest days, the heater goes off on the coldest days. Not to mention the fire alarm testings once every month for an hour. The disturbance from the floors above you is something that the security just doesn't want to address.

Negative experience: It's 30 degrees in our apartment because they turned off the AC and switched to heat way too early. We have a 9 month old and he constantly wakes up in the middle of the night because of the heat. If you call them to ask for it to be switched back until an appropriate time within the month or the next month, they will say "unfortunately" blah blah blah. What's unfortunate is Accora's extreme rigidity when it comes to their policies and procedures, even when their tenants are living in discomfort.
Khalil, sorry the transition from cooling season to heating season has been uncomfortable for you and your family. Hoping your apartment temperatures are now comfortable.
Negative experience: DO NOT RENT HERE AVOID IT Update 2: we had health and safety issue with the front entrance cladding coming off and it injured us entry. We have mentioned to accora several times and it is never taken care of. There is a mold issue in bathroom due to ventilation issue as they never cleaned ducts in the unit and its never addressed past 3 months and later they sent a guy who painted instead of treating the mold first and now its coming back after 7 days. There is flooring wear and tear in unit and we asked them to address it and they say it’s excessive wear and tear and they will chargeback which is stupid. Ferguslea properties only wants money DO NOT RENT HERE Update 1 : Been more than 5yrs in this place and had some maintenance to do when ever we open work orders, the management just closes it without doing any work pretending its done. Called multiple times they keep telling we will follow up Good place when we rented in 2018 now management is negligent and careless. AVOID RENTING HERE UNLESS YOU WANT WASTE YOUR MONEY.

Negative experience: I am current resident of this building and I am really disappointed with the unavailability of Air Conditioner facility even when the temperature of the building is exceeding 30 degree Celsius. The AC is included in the monthly rent but they tuned off by their own wish. The control of AC is in Accora Hands. Please keep this in mind while taking decision for leasing the Apartment. Highly disappointed with Accora. Rent is high and promised services are also not provided.
Abhinav, The unseasonably warm October temperatures have made the transition from cooling to heating challenging. Each year we have the difficult decision of when to make the switch from air conditioning to heating as the weather fluctuates drastically with minimal consistency and each apartment is impacted by sunlight and wind differently. Negative experience: I literally wanted to give zero stars not even one. My girlfriend lives at 90 woodridge with her cats and this week they turned on the heat and in her apartment even if you turn off thermostat the heat is on. We literally called the maintenance number like 6 times in past 4 days and they didn’t do anything. They asked us all the time that if thats an emergency and we replied that yes the apartment is literally 40 degrees right now and it is a huge emergency. But we’re still waiting for maintenance. Her cats were not able to breath properly. In the end i had to take cats to my friend’s place. I would suggest everyone not to live here. Worst maintenance, worst place to love. My girlfriend and i are now looking for some other place but not even near accora village for sureee.
